As the prospect of owning a home reemerges in Argentine conversations, given the resurgence of mortgage lending, many are wondering what type of home is worth buying. Furthermore, at a time when construction costs have risen 108% since October 2023 , concerns arise about what can be purchased or built at affordable prices while maintaining quality.



In this scenario, modular homes are once again gaining prominence. These homes are built through mass production, similar to the automotive industry. In other words, instead of going to the site and gradually building the house, almost everything is built in a factory, with different processes ranging from the creation and assembly of the structure to the final finishes. Once finished, it is transported in parts, by trucks and carts, to the site where it will be located .



According to specialists consulted by LA NACION, the costs of building a house using modular technology are on par with traditional construction. However, given the volume they can acquire when mass-built, in some cases they are 20 to 25% lower than a traditional, budget-friendly house , while offering all the advantages of this technology.

Given the government's recent measures regarding the opening of imports of materials, many developers are considering traveling to China to learn about prices in the country and analyze possible cost reductions. The elimination of the currency controls is another factor that could influence the construction prices of these homes. "Commodity prices such as steel and paint, among others, were imported at the official exchange rate, but with the devaluation that took place a week ago, when the official dollar went from $1,100 to fluctuating between $1,000 and $1,400, these prices will rise and further impact construction costs ," explains José Rozados, founder of Reporte Inmobiliario. However, in recent days they have remained low, hovering around $1,100/$1,200, so we will have to wait to see the impact in this regard.





What other advantages do modular homes have?

One of the main characteristics of modular homes is that they take less time to complete than traditional construction: they take between two and six months . This is possible because, by working inside a factory with the materials at hand, inclement weather (such as rain) that disrupts the construction process is avoided, as is the need to travel to the site if it's located far away and deal with potential conflicts remotely. "Today we're building premium homes for Punta del Este, Patagonia, or the north of the country , but we're building them in our workshop in Ezeiza," says architect Federico Azzollini, managing partner of Grupo Azzo, where they've been working on modular homes for more than 30 years. Furthermore, this technology allows for overlapping tasks, since while the excavation and foundations are being carried out, the house can be built inside a factory .



Unlike traditional construction systems, which are more artisanal, modular homes allow the design of the envelope (roofs, floors, and exterior walls) to be derived from the measurement of its components, based on the performance of the materials they are made of, resulting in the result exactly as calculated. In this regard, architect Octavio Roca, of the CAS4 team, comments: “ Construction in a workshop, in a controlled environment, achieves a precision in detail , cost, and durability that would never be achieved by building under the sun, with all the climatic variations.”



This way, it's also easier for the final price of the house to closely match the budget. In traditional construction, more than half of homes are built for an estimated price at the outset, which is then adjusted over the course of the project as materials are purchased, salaries, supplies, taxes, and other expenses are paid. "Someone who builds industrial or modular homes can give you the price of the house before you decide whether to buy it or not," says architect Roca.



Azzolini also explains that modular homes can be designed based on the bioclimatic zone where they will be located . This allows for thermal, acoustic, and fire insulation calculations based on the surrounding temperatures: "This translates into energy efficiency : savings on utilities, such as electricity and gas." Furthermore, by producing them in a factory and then transporting them to the site, the environmental impact is much lower and material waste is reduced.

"These homes are super-efficient, and when you compare the cost of use and maintenance of each one, the savings over the years is 5 to 1: that is, the utility bill is five times lower than that of a typical home," adds architect Roca.



Transportable houses

Nowadays, with the development of technology and home offices , digital nomads are becoming more and more common. And, nowadays, it's possible to move not only with your clothes and belongings, but also with your entire house. A significant advantage of these modular constructions is that they are transportable.



This feature is very useful in industries like the oil industry, where there is a great need for housing for these climatic conditions. Furthermore, "if in 30 years Vaca Muerta doesn't have the potential it has today, there is the possibility of relocating the existing buildings and bringing them to Jujuy, if necessary," explains Salvatore, who builds modular buildings in that area.



Furthermore, they are built using an evolutionary architecture system , meaning that one can start by building a small initial space, but with the aspiration that, as financially possible, the house can be expanded in blocks . In this sense, Marta Oriozabala, from Evolutiva, explains: “You can start with a 42 m² one-bedroom module and then add more or even build upwards. In addition, the walls are much thinner, with a thickness of only 15 cm, which means that the house is lighter and offers more space within the available square meters .”
