This was revealed in a report by Reporte Inmobiliario, which publishes this survey several times a year, in a study that analyzes a premium single-family home located within a gated community or country club in Greater Buenos Aires (the figures include taxes and the architect's professional fees).
To build a very premium home in a country club, measuring 315 m², the total sum of more than $1,352,827,594 would be needed.
According to the report published a few days ago, which uses data from early June, building a 315 m² home of this type would require a total of more than $1,352,827,594 (equivalent to US$1,113,438 at the official exchange rate at the beginning of June). This represents a 73% year-over-year increase (June 2024-June 2025).
Thus, at the beginning of June, $4,294,690.78 was needed to build one square meter of a country house (US$3,534.72/m² , according to the then-current BNA dollar rate). This house is built on a corner lot in a central block, with a lot area of 800 m² and 315 m² of homogenized covered area (50% semi-covered), built on two levels, with a setback from the property's dividing axes, creating gardens and parking. The budget includes details and costs for materials, labor and overhead, freight, transfers, and trade assistance. Professional fees are included separately, calculated at 13% of the cost of the project, for project management, and administration.

Indeed, the situation is complex, as the stability of the dollar and inflation create a challenging environment for the construction industry. For a long time, costs measured in US dollars kept pace with fluctuating inflation in pesos and constant devaluations. Over the past 14 months, inflation has slowed but is holding steady; the dollar, meanwhile, has been stable or even declining, meaning that increasingly more dollars are needed to build the same amount of space.
“For there to be less of an impact on construction costs in dollars, there would need to be zero inflation or a dollar with an increase that accompanies inflation,” explains Germán Gómez Picasso, founder of Reporte Inmobiliario. He adds: “In the future, although inflation rates are slowing, if there is inflation in pesos in construction and a dollar that remains within the range, construction costs in dollars will continue to rise. The upward trend is clear.”

Previously, in the land segment, we had a client base that could buy land, build a house, and then sell or rent it out for income; we also had end consumers who bought to build their own home. Today, land sales have been halted or limited, and this is unfortunately a consequence of high construction costs .”
