In a constantly changing real estate market , in which new players have entered the game—such as mortgage lending and the repeal of the rental law—and have modified the existing dynamics , those who have money “under the mattress” and want to use it as an investment choose real estate as a tangible possibility .
In this sense, although the end consumer is once again an active player in the market , the investor profile is still present and is wondering what type of property is best for them to buy and rent out .
To answer this question, market experts clarify that there is no "ideal" number of square meters to purchase a property and allocate it to rent . Instead, what must be taken into account is the profitability that the property produces, that is, the return generated by the rental in relation to the initial investment.

And that profitability will depend on several factors :
“Renting is more attractive today; it's one of the reasons why there's less of a rush to sell,” explains Soledad Balayan, owner of Maure Inmobiliaria. In fact, in April, according to Zonaprop , the rental-to-price ratio stood at 5.23% annually . “ There are neighborhoods where the combination of low purchase prices and high rental demand makes profitability rise sharply ,” says Ezequiel Wierzba, CEO of Clicks Aparts, adding: “If you choose the area and the property well, renting is still a great way to protect your money, generate income, and invest in something concrete for the long term.”

And that profitability will depend on several factors :
- Purchase price: the value per square meter is a key point,
- Location: Areas with high demand, good services and connections are usually more profitable.
- Property type: Studio apartments or smaller apartments are often more affordable relative to their purchase price, but demand can also influence the type of property sought. Small apartments are often sought after for short-term rentals, for students, or as remote workspaces. Three- and four-bedroom apartments are more suitable for families.
- Expenses: Expenses associated with the property (fees, taxes) must be considered to calculate profitability.
- Rental market: Rental demand in the neighborhood or area where the property is located is a key factor in determining profitability.
- Profitability: An investment that generates a 5% annual return is considered good, and one that generates more than 8% is considered very good.
