At a time when the investment world is undergoing changes due to uncertainty and volatility in global markets, some people are looking at new places to invest their savings . And in this context, real estate is once again emerging as an attractive option.



Bricks and mortar have historically been seen as a safe haven. According to Soledad Balayan, real estate market analyst and owner of Maure Inmobiliaria, "this is a good time to return to the rental market ."

Owners who wanted to sell their properties under the rental law —passed in July 2020 and repealed in December 2023— now want to rent again . They see brick - and-mortar properties as more profitable and more peaceful than financial options, which can be more volatile,” he explains. This is the case with the rental of commercial space and garages . Now, you may wonder, which of the two investments is the most profitable? Experts point out that it depends greatly on factors such as location, condition, frontage , the number of available commercial spaces in the area, or garages in the case of garages, among others.



But if we limit ourselves to the profitability of premises in good locations, "we achieve between 5% and 7% annually on the sale price ," explains Gonzalo Painceira, a specialist in premises at Toribio Achával. He clarifies that, currently, very few premises are being sold, so the percentage is more theoretical than real.



This is a move that often results in longer contracts than a residential rental , given the stability brands seek and the initial investment they make in setting up and decorating the space. It also has the advantage that the renovations are generally left to the renting brand, as they are the ones who decorate and equip it to their liking, so there's no need to think about that aspect.

On the other hand, "the annual profitability of renting a garage ranges between 4% and 5% ," adds Painceira. Thus, the analysis shows that, currently, the profitability of a commercial space is somewhat higher than that of a garage.



It's important to keep in mind that parking garages are a low-risk investment, have low maintenance costs , and require a much lower rental cost than a commercial space . Furthermore, in certain areas of Buenos Aires, where public space is becoming denser and parking is more difficult, they can be an investment with guaranteed demand.
