Former Boca Juniors Sports City: It was revealed what will be built on one of the lots of the megaproject that will create a new neighborhood.





After 30 years, Ramblas del Plata, a project led by Irsa that promises to be a new neighborhood in the city, will begin to take shape.

The future of the land of unfulfilled promises. In 1962, Boca Juniors acquired a large 72-hectare property with the intention of building a monumental stadium for 140,000 people, surrounded by sports facilities. But that Boca Juniors dream never materialized.



Until 1991 , the club sold the land to an investment group, and six years later, IRSA —the developer led by Eduardo Elsztain— acquired it for US$51 million, but with a new objective: to transform the former Ciudad Deportiva into a mega-urban project facing the Río de la Plata . Will this be a new neighborhood in the city? Given its size, everything suggests so.



Today, more than 30 years later, that masterplan is beginning to take shape . In January, IRSA began marketing its lots and has already sold 13 of the 14 plots belonging to the first phase, for a total of US$66.07 million. The complete project includes housing, offices, a hotel, schools, commercial spaces, a coastal pedestrian walkway, and a public park . The latter will be managed by the City on 23 hectares of the property.





The company explained that the project is targeting a segment similar to that of Puerto Madero and that the goal is for the first residents to settle in the new Buenos Aires neighborhood by 2029 .

And now, one of the developments that will define the "new Buenos Aires neighborhood" has been unveiled: a hotel, which will feature "Well"-certified residential units and will be located at the end of the central promenade , with open views of the water and the Puerto Madero skyline .

"It's the most spectacular place on the entire property. I fell in love with the natural surroundings , which is something you don't see in Buenos Aires. It's just meters from the Obelisk, but with a unique connection to nature," Magdalena Day, founder of Grupo MDay , tells LA NACION.



The land where this project will be built, which is in negotiations to bring the brand of a major hotel chain, has 1,590 m² of surface area , and allows for a construction capacity of up to 6,449 m² , not including basements, which could add another 2,000 m².





“I chose this location because the promenade will be the heart of the new neighborhood. I wanted to be there, at the final bend, with a clear view of the water. I believe urban design should put people at the center , and that's what we're aiming for with this project,” adds the developer, who is making her first appearance in the city with this project.



The development , like the other projects in Ramblas del Plata, had to be approved by IRSA in order to go ahead . They hope that all the architecture in the area will follow a particular line : innovation, with an emphasis on the land and the architecture. A development focused on well-being.

The hotel will be built to Well standards , the international certification that prioritizes people's physical, mental, and emotional well-being. "What seems like innovation today will be a basic requirement for any development in five or 10 years. In Europe, no one considers a project without Well anymore. We want to bring that to Buenos Aires ," says Day.



In this sense, architectural design will be key . The BMA architectural studio is in charge of the project, with a special emphasis on neuroarchitecture : colors, materials, scents, lighting, and textures are designed to generate a 360-degree wellness experience.



“Everything around you affects how you feel. Studies have already shown that patients who are hospitalized in contact with nature recover better than those who are not. This development isn't intended to be a clinic, but rather to create a healthy environment for better living,” explains Day, who shares that her inspiration was a wellness hotel with offices in Spain, Mexico, and the United Arab Emirates .

The project is still in the approval phase . "We have 12 months to obtain the necessary approvals and, once completed, begin construction. We estimate that construction will take three years," Day explains.



The agreement with IRSA establishes that all developers involved in this first phase must begin simultaneously , to ensure the coherence of the project and its impact on the urban environment.



The developer's commitment to integrating wellness, science, and architecture isn't limited to Buenos Aires. Originally from Salta, in San Lorenzo Chico, they are developing another 12,000 m² residential project with the same concept. And in the Calchaquí Valleys , they are working on a development focused on longevity treatments and high-performance sports.



“Stress accelerates aging, and this is especially noticeable in high-performance individuals, such as athletes. The idea is to create environments and technologies that help reduce inflammation, provide support, and raise awareness. I bought a laboratory years ago to study this. I'm convinced that well-being and real estate development must go hand in hand ,” she concludes.
