Eduardo Costantini started the year more active than ever and yesterday afternoon closed the strategic alliance, which LA NACION had anticipated a week ago, with another of the major players in the real estate sector.



The businessman who owns Consultatio signed an agreement yesterday afternoon with the developer Argencons , creator of the Quartier brand, founded by Miguel Camps. The alliance was formalized on May 23, and the signing was finalized yesterday. With this agreement, Consultatio acquired 1,275,000 shares, representing 51% of the share capital and voting rights of the real estate developer Argencons SA, for the sum of US$12,750,000 (corresponding to 51% of the company's total valuation of US$25 million), according to the CNV (National Securities Market Commission) yesterday.

"This transaction reflects a long-term vision and a commitment to expanding and diversifying our reach in the residential market," said Eduardo Costantini, president of Consultatio, who described Argencons as a partner with a solid, complementary culture and proven execution capacity.



Along the same lines, Miguel Camps, partner at Argencons, acknowledged the transaction as "a key support for consolidating and scaling our business model , without sacrificing management independence or the close bond we've built with our investors over the years." These are two companies with extensive experience in the real estate market . Eduardo Costantini is one of the founders of Nordelta in Tigre and Puertos in Escobar, and this year he has shown great activity in his business dealings: last month he spent more than US$21 million on the purchase of a 3,471.70 m² mega-lot of land in Palermo. In addition, at the beginning of the year, he allocated US$13 million to purchase 141 hectares in Carrasco , Montevideo, where he plans to create an open residential neighborhood. Days later, he acquired the land that had once belonged to Lázaro Báez. He paid US $10,800,000 for 145 hectares, located at kilometer 170 of Route 10, 5 kilometers from Punta Piedra, before reaching the José Ignacio area in Punta del Este.

For its part, Argencons has been in the market for over 50 years and, since its founding in 1969, has delivered over 1 million square meters and currently has 150,000 under construction under the cost-based trust system. This is a model in which projects begin construction once they are fully subscribed, and investors pay for their units at cost in installments. This is a system that the creator of Nordelta has not yet explored and which, now with this alliance, he plans to strengthen. In parallel, the company will continue to develop projects under its traditional model: land purchase, construction, and sale.



The company founded by Camps gained prominence in the real estate market in the 1990s when it created the Quartier towers, recognized for their potential to revitalize the city's neglected neighborhoods. Miguel Camps purchased the land where the first towers were built in Palermo Nuevo in the 1980s, when the area was a complete wasteland . Today, it is one of the submarkets with the highest prices in the city: a square meter in the area's first-class towers does not fall below US$8,000/m2.



Camps' company, which currently has 23 projects under development in locations such as Punta del Este, Colonia, Belgrano, Palermo, and San Telmo, among other areas, will continue to operate with its current brand and team, while adding the strategic and financial support of Consultatio to accelerate its growth and capture new development opportunities. Additionally, it will strengthen its presence in the Autonomous City of Buenos Aires and expand operations to other cities in the interior of the country and abroad, maintaining the identity and operational autonomy of Argencons.
