A report revealed that buying a house costs almost 40% less than an apartment.
A report found that apartments are rising faster than houses: What are the reasons?

Meanwhile, the square meter of housing stood at US$1,777 in May. It increased by 0.6% in the fifth month of the year, and has accumulated a 3.1% increase so far in 2025. Looking at the last 12 months, the increase was 4.9%.
Thus, a two-bedroom home with 170 m² has an average price of US$292,887 , while a three-bedroom home with 260 m² is priced at US$476,269.
If we analyze the neighborhoods, Palermo has the most expensive housing stock, with an average price of US$3,451 per square meter. Belgrano (US$2,733/square meter) and Recoleta (US$2,412/square meter) are on the top three.
While in the case of apartments, the neighborhoods vary: Puerto Madero leads the ranking, with US$6,146 per square meter. It is followed by Palermo (US$3,383/m2) and Núñez (US$3,226/m2).

In this regard, Diego Cazes, general manager of LJ Ramos, believes that demand for homes has significantly decreased: “The profile of today's buyers tends to be between 35 and 55 years old. This segment often prioritizes buildings with amenities, such as a pool, gym, and common areas. Furthermore, after the pandemic, many people opted to return to buying weekend homes in the suburbs, especially in areas like Pilar or Nordelta.”

Why are apartments rising more than houses?
What's interesting about the analysis is that, although both properties—houses and apartments—increased in price, houses saw a much lower increase than apartments.
